The research team tried to overcome the information asymmetry problem that occurs among market participants in the real estate industry through PropTech based on recent technological advances. Information and communication technology, which has recently been rapidly developed by the 4th industrial revolution, provides a completely different environment from the previous ones in the real estate brokerage, valuation and real estate management markets. In the development of proptech business, this research team tried to find improvements in the service process to provide the best service that can increase customer satisfaction. In addition, this study intends to contribute to the development of the Korean proptech industry in the future by developing and disclosing a standardized real estate valuation model that can evaluate the actual value of real estate.
Although the proptech industry, the subject of this study, occupies a very important position in the domestic financial and capital markets, it has been recognized only as a research subject for the real estate department and has not been sufficiently dealt with in the major departments of business departments such as financial management and MIS. it was In addition, despite the high potential for development, proptech is still difficult to find professionally treated in the university curriculum. This study provides meaningful examples of the real estate market and proptech in the course development of the Department of Business Administration, and in particular, derives basic research activities and reference materials that can enhance students' understanding of real estate valuation.
Proptech, the core research topic of this study, is a topic that has recently attracted more attention from companies than academia. Interest in the industry is also growing. In particular, leading venture companies such as Jigbang invest in 3D virtual tour startups (Qfix), and in October 2018, the Korea Proptech Forum, a meeting between proptech companies, was established, and in November 2021, the Proptech Vision Conference was held. Through this, the industry is first presenting the possibility of proptech's potential and growth potential. Accordingly, it is expected that the results of this study will increase the industry's interest in proptech and draw companies' interest in the real estate industry from the perspective of national policy. As the first study on the future development direction of Proptech and improvement of service satisfaction, it is expected to have great implications for the industry. In particular, as important characteristics of proptech that distinguish it from fintech, mobileization and increased convenience as well as information reliability and the need for a differentiated analysis process are being raised, which is an important topic to be dealt with in this study. In addition, the quantitative model and proptech service strategy for real estate valuation to be presented through this study can be a theoretical milestone not only for existing startups, but also for startups preparing to start a business in the future. In the course of this study, we plan to look at the data distributed in the Korea Appraisal Board, the Ministry of Land, Infrastructure and Transport Actual Transaction Price System, the Supreme Court Internet Registry, and the real estate information portal center of city hall and ward offices in a more integrated way in the future. These data are important as basic data for research on the Korean real estate market, which is not standardized unlike the stock market. In this study, such basic research data will be made public so that it can be used for subsequent research in accordance with the regulations of the National Research Foundation of Korea. Considering the current growth potential and social implications of Proptech, it is expected that a number of follow-up studies on the Korean real estate market and Proptech can be carried out in the future through this basic data.
